As part of our ongoing service for clients it is important to consistently review the current risks factors for commercial property insurance.

 

Whilst tobacco outlets have come under intense scrutiny recently, there are other occupiers that can also impact your insurance cover.

 

These include:

  • Tatooists
  • Dry cleaners
  • Laundromats
  • Food premises involving deep frying
  • Storage of recycled or flammable materials such as tyres
  • Furniture manufacture
  • Buildings with a substantial asbestos content
  • Storage of noxious chemicals

 

Insurance cover can also be compromised due to the following issues:

  • Inadequate maintenance of essential services and exhaust canopies
  • Under insurance
  • Vacancy
  • Non disclosure of the tenant mix or other issues.
  • A lack of building maintenance.
  • The presence of expanded polystyrene sheet (EPS) as a tenancy division or for cool room use.
  • Illegal building works

 

Remedies can often include:

  • Regular review of the type and level of cover
  • Electrical checks including thermal testing of switchboards
  • Checklists for kitchen equipment in use and oil storage
  • Removal / containment or modification of the storage procedures  surrounding volatile materials
  • A regular maintenance regime.
