County Court of Victoria
Rassale v Resilium & Ors [2026] VCC 88 (17 February 2026)
This case concerned an insurance claim following a fire at a leased residential dwelling. The landlord initially claimed $280,006 for repairs and loss of rent, while the insurer offered $101,225.70. The offer was rejected, and the Court ultimately awarded $73,521.20 in full settlement.

Supreme Court of Victoria
R.C. Land Management Pty Ltd v Commissioner of State Revenue [2026] VSC 49 (18 February 2026)
This case involved a land tax objection where multiple properties held across two trusts were aggregated, increasing overall land tax liability. The landowner was successful in having the trusts assessed separately, resulting in a reduced liability.

Supreme Court of Victoria Court of Appeal
Zhao v Kontomichalos [2026] VSCA 30 (6 March 2026)
This case examined whether a lease guarantee extended to a periodic tenancy following assignment. The Court found that the guarantee did not apply, as the periodic tenancy constituted a new agreement.

This case related to a claim for a primary production exemption from land tax. The Court upheld the earlier decision and refused the application for leave to appeal.
